For this, our professionals are in charge of verifying and checking prior to the purchase, the legal state of the correspondent property, carrying out the appropriate proceedings before the Town hall, Suma office, Tax office and Land Registry, drawing up and checking the Reservation Contracts, Private Purchase Contracts, coordinating and informing our clients of the way of payment, giving the option of using our client’s bank account in order to mediate in the payment of the purchase price, carrying out the procedures before the financial institutions (mortgage), preparing the draft copies of the Deeds before the Notary, assisting to the signing at the Notary, also signing in the name of the clients by means of a Power of Attorney (in case the client is not able to be present there), preparing the correspondent taxes and sending them to the tax office and Land Registry. We make sure the property is correctly registered, we change the ownership of the utility bills and in general, we carry out all the necessary procedures for the good outcome of the property purchase.

FISCAL REPRESENTATION IN SPAIN AND NON-RESIDENT TAX.
When a non resident individual or company acquire a property in Spain, they take the obligation to make a tax declaration every year, paying taxes to the Spanish Inland Revenue on the basis that they own property in Spain and are non-resident for taxation purposes (Mod 210).
To avoid potential difficulties, we calculate the amount of tax to be paid every year, prepare your tax return and submit it to the appropriate public bodies, helping you set up a direct debit through the bank of your choice.
Besides that, we advise you the most convenient way to purchase a property, we represent you fiscally before the Spanish tax office, Suma office, we work out your tax return for if you are non-resident and have sold your property: Capital Gain Tax or apply for the devolution of the 3% if it proceeds. (Mod 211 and Mod 210).
